Your Summer Fix for 26

In typical seasonal fashion, much of the unpurchased inventory has disappeared from the market in many areas of NYC. Since there are often fewer buyers ready to pull the trigger over the summer months (travel plans, etc.), some sellers temporarily take homes off the market, set to return going into September.  

Conversely, the NYC rental market has reached record-breaking highs, and the vacancy rate has dropped to historically low numbers. This is also a seasonal trend but especially strong this year with a lack of general housing inventory. We expect to see a fairly strong return in contract signings as well as inventory going into the fall. 

U.S. Real Estate Market By The Numbers

In July 2026, existing-home sales edged down 1.7% from the previous month on a national level but remained slightly above year-ago levels, while the median sales price rose to $431,400 and inventory held at a 4.6-month supply.
