Most buyers think visiting a new development sales office makes them informed. It doesn’t. In fact, it can be the most misleading part of the process.

Here’s what’s actually happening: You’re touring a beautifully designed 2-bedroom model unit, but you’re buying a 1-bedroom. You’re seeing finishes and layouts on screens, imagining your future home… but there’s no way to truly represent what that floorplan will feel like in real life.

🌈And that’s just the beginning. Here’s what most buyers don’t realize about new developments:

For example- the number of units that share your floorplan matters more than you think.

▶️In a 100-unit building, you need to know how many unique floorplans exist. Because once the building sells out and a future seller in your line has to take a loss, your value is at risk too. With 30 identical one-bedrooms, your exposure is more significant. But only 10 units in your line? That’s real price protection.

View breaks may cost or save hundreds of thousands of dollars.

Top of another building versus full water views? That difference matters. Is it worth paying more for a better view floor? It depends on the floor premium and your budget. Once a building sells out, future buyers won’t have access to this data. But right now? Negotiate with knowledge of exactly what you’re paying for.
