When Will NYC Housing Prices Drop?

Something Nicole and I keep hearing from buyers right now:
“When will NYC housing prices drop?”

Here’s the truth 👇

NYC prices have already corrected - in some cases, significantly.

We’re seeing deals close today that would have been impossible just three years ago. But many buyers miss them because they focus only on today’s asking price, not the property’s history.

A few real examples we’re tracking right now:

• A new development launched in 2021, originally priced at $1.8M, is now listed at $1.5M, a 17% reduction, with room to negotiate further.

• A prime resale sold for $3.1M in 2016 just closed in December 2025 for $2.55M, an 18% drop from peak.

• A luxury new development purchased for $12.7M in 2023 sold in 2025 for $9.6M, nearly 24% down in two years.

These aren’t outliers.

They happen because list prices don’t come with context. There’s no sign that says “Down 20% from peak.” You have to know what a property traded for before, and what today’s price actually represents.

Most buyers focus on negotiating off the asking price…… without realizing the asking price already reflects a major market correction.

The opportunity is there, if you know where to look.
